In accordance with Florida Statute 718 and recent amendments (HB 913, SB 1742, SB 1178, HB 1021):

  • Associations with 25 or more units must maintain a secure website or member portal by January 1, 2026.

  • The following records must be accessible to unit owners via the secure portal:

    • Governing documents (Declaration, Bylaws, Articles of Incorporation).

    • Meeting notices, agendas, and minutes.

    • Annual budgets and financial reports.

    • Written policies and rules.

    • Any contracts or bids subject to disclosure under Florida law.

  • Access is restricted to unit owners and authorized personnel.

  • Records containing sensitive information (e.g., social security numbers, medical records, or bank account details) are excluded from online posting, per statute.

4. How We Use Your Information

We use collected information to:

  • Communicate with residents and fulfill statutory disclosure obligations.

  • Provide secure access to required records.

  • Process payments and maintain association operations.

  • Improve website functionality and ensure compliance with Florida law.
     

5. Sharing of Information

We do not sell or rent personal information. Information may be shared only:

  • With service providers assisting in website hosting, IT security, or payment processing.
